The first thing I check when I see sap coming out of the trunk
is the root zone. Tree planted too deep? Construction
damage? Falling branches also result from root damage (basically a
hydraulic problem), although that might be happening just because the tree needs a safety
pruning to lighten it. Check with an arborist in your area.

BTW, that's spelled Ailanthus.
